Tetra Tech supported Oxley Holdings Limited and Ballymore Properties with planning services on this landmark mixed-use development in Dublin’s Docklands including residential and office space on a 2.35 hectare site. The development accommodates 63,000m² of office space, with capacity for up to 5,500 employees, and delivered more than 300 apartments in Dublin’s Docklands Strategic Development Zone.
Challenge
This project involved a range of complex planning issues which required ongoing design team collaboration to achieve the client’s overall goal. These include:
- Compliance with Approved Planning Scheme
- Provision of a new campus
- Proximity to historic buildings
- Riverside location
- Proximity to the LUAS / QBC / rail / cycleway routes / connections
- Compliance following planning consent
- Due diligence
Solution
Our approach was to provide continuous planning advice to the design team and client and to engage in proactive consultation with Dublin City Council officials so that application documentation comprehensively addressed potential issues arising.
