Kinects Luxury High-Rise in Seattle, Washington
Tetra Tech’s High Performance Buildings Group provided mechanical, electrical, and plumbing design, along with LEED fundamental and enhanced commissioning.

One of the project’s most notable features is the rooftop, which is comprised of a pool that is enclosed by floor-to-ceiling glass. Pool spaces must have the correct amount of ventilation to properly expel chemical fumes; properly maintained humidity to avoid mildew; and the correct temperature so evaporation occurs at the proper rate. This feature required particular attention from Tetra Tech’s mechanical, electrical, plumbing, and commissioning teams.
Because of the project’s scale and the several parties involved, our High Performance Buildings Group placed attention to detail on team coordination, as well as the commissioning team, to establish chief points of contact who filtered information throughout the teams.
The project achieved LEED Silver certification and won the 2018 Engineering News-Record’s 2018 Award for Residential/Hospitality. With its unique wedge shape, the 41-story Kinects luxury, mixed-use, residential high-rise is yet another iconic addition to the Seattle skyline.
