Tetra Tech’s High Performance Buildings Group provided mechanical, electrical, plumbing (MEP); fire protection; information technology (IT); audiovisual; and security services for this new mixed-use development as part of the Staten Island redevelopment.

The project includes 725,000 square feet of core and shell retail, 115,000 square feet of hotel, and 460,000 square feet of below-grade parking. The vast area of this project posed many challenges for the MEP design because systems needed to be distributed over long distances. As a result, the team used horizontally-based systems. The project also uses an above-ground electrical transformer station, rather than an installed vault beneath the sidewalk, which would have required a more unique MEP design.
