Collins Arch—A Luxury Mixed-Use Development in Melbourne, Australia

Tetra Tech’s High Performance Building Group provided a variety of design services as well as commissioning advisory for Collins Arch—a 42-story mixed-use development that affords Melbourne a unique and luxurious destination for visitors, residents, and business owners.

This AUD$1.25 billion (USD$856 million) premium quality development consists of a luxurious five-star hotel with 292 rooms, 50,000 square meters (540,000 square feet) of Property Council of Australia premium-grade commercial office space, 202 luxury residential apartments, basement parking for 500 cars, and a vibrant ground floor retail offering befitting its unique location. Building amenities include first class end-of-trip facilities, hotel wellness center with heated pool, hotel function rooms, residents’ wellness center with private heated pool, and a residents’ skygarden at the highest level.

The Collins Arch development encompasses an entire city block site bound by the wide streets of Collins Street, William Street, Market Street, and Flinders Lane as well as landmark heritage buildings. Developed by Cbus Property, this unique project is the last Central Business District ‘island development site.’ It provides significant publicly accessible open space, adding to the character of the neighborhood and the local community. With a height of 146 meters (479 feet), the project consists of dual towers connected by a sky bridge, which provides an unusual and instantly recognizable impact on Melbourne’s skyline.

The residential apartments occupy components in both the East and West Towers and include the Skybridge at level 34. The East Tower comprises 139 apartments commencing from level 16 up to level 33. The West Tower comprises 61 apartments between levels 34 and 39 including 4 penthouse apartments.

Woods Bagot and SHoP Architects (United States) collaborated on the design, which suits the site and location and demonstrates a true interrelationship of both a world-leading sustainable design and a commitment to providing WELL Standard premises for all occupants, including staff. The WELL Building Standard is a performance-based system for measuring, certifying, and monitoring features of the built environment that impact human health and wellbeing, through air, water, nourishment, light, fitness, comfort, and mind.

Tetra Tech’s role encompassed mechanical, electrical, plumbing, hydraulics and vertical transportation design, development of a specialist fire engineering solution, and commissioning management advisory.

Construction is due for completion in 2020.
