150 North Riverside rises prominently along the Chicago River, on a site that was previously considered to be unbuildable and sat vacant for decades. Wedged between the Chicago River, active Amtrak rail lines, Lake Street, and Randolph Street, the lot is only 85 feet at its widest point. The project’s unique design resolved these site constraints by utilizing a core-supported structure with a very small footprint at grade. On top of this core structure is a 54-story Class A office tower with 45-foot column-free floor plates.

Featuring over 1.2 million square feet of Class A office space, the building also includes a conference center, fitness center, restaurants, and retail space. The building features a centralized HVAC system, uses low-VOC, non-emitting materials, and high-efficiency plumbing design and features. These systems contribute to the building’s LEED Gold rating.
